The Darwinian Doctor
In this introspective post, I reflected on the massive changes that life sometimes throws your way. These changes sometimes make old goals and even your prior persona obsolete. I reviewed my SMART goal from a few years ago to see if it’s still relevant to my current life. This goal included a specific cash flow target I wanted to hit by 2025: $100,000 of tax free cash flow.
Spoiler: it looks like I need to set some new goals!

The Prudent Plastic Surgeon
In this great post, Jordan Frey, MD analyzes a very interesting real estate deal and goes over some red flags that caused him to pass on the deal. The analysis definitely deserves a read, as it goes over various factors that investors should consider when thinking about a real estate deal. Property tax reassessment, acquisition costs, and new unit development are all factors relevant to his recent deal.
In the end, he walked away from the deal and realized that bigger properties aren’t always better. This is a valuable lesson, and one I probably should have had myself last year when I was on a property buying rampage!
