In this post, Dr. Frey discusses how he considers his real estate as a future ATM. He outlines how the cash flow from his property helps pay for costs like maintenance, unexpected repairs, and even a swing set. But he sees this cash flow being more important in the future, if and when he slows down as a physician.
A lot of real estate investors consider their portfolio similarly, as a future resource. For example, I’ve also heard some investors say that their real estate is their “piggy bank.” While the cash flow from the real estate is nice right now, the factors of appreciation and principal paydown means that the real estate will most likely increase in value over the long term. Thus, their piggy bank will continue to grow until they decide to smash it for a bigger purchase later on.

The Darwinian Doctor
In my weekly post, I tackled the title “accredited investor.” I helped you figure out if you’re an accredited investor and also why this matters. Basically, a lot of interesting investments are only open to accredited investors. As I outlined in the post, more and more people have been able to claim this status due to inflation and also inaction on the part of the SEC.
I do think that eventually, the SEC is going to redefine this term and peg it to inflation, but for now, enjoy it while you can!
