In this post, Dr. Cook gives us a reminder about the power of accelerated depreciation. When it comes to short term rentals and the special tax loophole, it often makes sense to pick up the property in the latter half of the year. This allows time to meet the hours requirement, but also still pass off the STR to property management in the next calendar year if desired.

In any case, this is a great reminder that in 2023, you can still get 80% bonus depreciation. But time is running out, and in 2024 this goes down to only 60%.

Jordan gives us a few good tips to deal with the new normal. His first tip is especially important: trust the numbers. If the deal doesn’t pencil out, don’t try to force it.
