From a foreclosed childhood home to financial independence — the long way, on purpose.
I'm Daniel Shin — a first-generation immigrant kid who watched my family lose our house, then spent 15 years becoming a board-certified urologic surgeon, only to graduate $300,000 in debt and burn out fast as an employed physician in Southern California.
Home — Tennessee, with my wife and two boys.
The commute is where it clicked. Somewhere between clinic and the OR, I realized medicine alone wasn't going to get me free — it was going to keep me comfortable and busy until I retired, if I made it that far without burning out first. So I started buying real estate. Then I started writing about it, because the questions I was asking myself turned out to be the same ones a lot of other physicians were asking too.
"Accelerate your journey to financial independence so you can live life on your own terms." — The mission, in one line
Today I work about 25% in medicine as a Locum Tenens and 75% of my time as a real estate investor — through my own portfolio and through Cereus Real Estate, the fund I started so other physicians could get into institutional-quality multifamily deals without doing the diligence themselves.
The blog reflects that same range. Some posts are a line-by-line breakdown of how I underwrote a specific deal before I said yes to it — the real numbers, the assumptions, where it could go wrong. Others are about what it's actually like being present for my boys on a random Tuesday, not just the vacations. I don't separate the two, because I don't live them separately. The real estate is what buys the time; my family is what I actually do with it.
